Remote Notary Services

When a buyer is in another state or a seller has already moved, the closing still has to happen on time. My Remote Notary Services let that signer finish on a live video session with a commissioned Florida notary, or at a table with me when the file needs ink. I'm Javid Owji, and closings are most of what I've done for more than 18 years.

Closings take different shapes, so here is what I handle. Purchases and refinances come first: buyer and seller packages, cash-out and rate-and-term, with initials, dates and name lines checked page by page before anything goes back to title. HELOCs and reverse mortgages are shorter packages with their own details, such as right-to-cancel dates, counseling certificates and spouses who both need to sign. Out-of-state sellers sign the deed and closing statement from wherever they live, so title gets the file back without waiting on overnight mail. I also handle the paper around a closing: occupancy and name affidavits, corrected pages and lien releases.

A closing or settlement can run to a hundred pages, and one missing initial can hold up funding, so I read the package when it arrives, not while the borrower is waiting. I check that every signer's name matches their ID, including middle names and suffixes, that initials and dates are on every page that asks for them, that the notarial certificates match what the lender or attorney drafted, and that page counts match the return instructions. Anything that looks like a last-minute swap is flagged before the session. If something is off, I call you before the appointment, not after. It's much easier to fix a page on Tuesday afternoon than at 9 p.m. with the borrower on camera.

From the signer I need a current photo ID, a device with a camera, and a quiet place with enough time to read before signing. I send instructions ahead of time, and I'm glad to walk a nervous borrower through Virtual Notary Services the day before. Before you schedule, confirm that the lender and title company accept remote online notarization for this file. Most do, but some investors and counties still want wet ink. If yours does, I'll come to the closing in person instead.

Signers and title officers sometimes ask whether I'm the real thing. I'm a commissioned Florida notary who is registered to notarize online, and you can check Online Notary Public before you upload anything. I'm also an NNA Certified National Signing Agent and a licensed Real Estate Broker, so I understand a purchase timeline from the agent's side too.

Some signers can't be there at all. Buyers and sellers abroad can often sign on video, and if a document also has to be Online Apostille Services, tell me when we schedule so the steps happen in the right order. Sometimes the answer is Notarizing a Power of Attorney in Florida so an agent can sign on someone's behalf. Florida requires two witnesses, and most lenders want to approve the form first, so send it early. Outside of closings, I coordinate apostilles and Wedding Officiant Services across Central Florida, which surprises clients who only know me from a loan signing.

If a signer is in a hospital or care facility, I come in person to the counties listed under Service Areas, with the same package review first. Florida permits online notarization under Chapter 117, and whether a given file can close remotely is up to the lender, the underwriter and sometimes the county.
